A water heater has no service light. It runs quietly for years, and by the time you hear it rumbling, mineral has already built up on the bottom of the tank. Nothing tells you when the year is up, so the service only happens when you call and book it. This page covers how often to book it, what the water around here does to your tank, what we check on the visit, and what you can safely do yourself.
How Often a Water Heater Needs Servicing in Smithville
The Technical Standards and Safety Authority recommends a yearly inspection of any appliance that burns fuel, and the homeowner is the one who has to arrange it. (1) So book a single visit with us, or join our maintenance plan and have it scheduled for you every year.
TSSA will never phone you first, so a caller claiming to be from TSSA is not from TSSA. (1) The work itself belongs with a TSSA-registered contractor. (1) Mike Peddle holds a TSSA Gas Technician certificate and a TSSA Heating Contractor registration.
If your water heater has not been serviced in three or four years, it is still worth booking a visit now. By then the mineral on the bottom of the tank is thicker, so the flush takes longer and we set more time aside for the visit. Pick a month and book it annually.
Why Smithville Water Leaves Sediment in Your Tank
Smithville’s tap water comes from the Grimsby water treatment plant, which also supplies the rest of West Lincoln, Grimsby and part of Lincoln. (2) On 6 July 2026 that supply measured 123 mg/L for hardness, inside Niagara Region’s own limit of 200. (2)
Hardness is dissolved calcium and magnesium, carried in the water in solution. Heat is what drives it back out. So every time the tank warms a fresh fill, a little more mineral leaves the water and stays behind.
At 123 mg/L, a 189-litre tank holds about 23 grams of dissolved mineral. Most of that stays behind when the water leaves.
That build-up is not dirt. It is the mineral, settled where the heat enters the tank. Water caught underneath the layer boils before the water above it reaches the same temperature. That boiling is what you hear as popping or rumbling from the tank.
What We Check on a Water Heater Maintenance Visit
Venting first. A gas tank pushes its exhaust outdoors, and anything blocking or corroding that path sends it into the basement instead. We check it before anything else, because a blocked vent can push exhaust into the room you are standing in.
The flush. We isolate the tank, drain it through the valve at the bottom, and run it until the water comes out clear. The mineral leaves with it.
The anode rod. A sacrificial metal rod hangs inside the tank. It corrodes in place of the steel wall, which is the whole reason it is in there. Replaced on schedule it is a small job. Left too long, it stops protecting the tank at all, and by then the damage is to the steel.
The pressure relief valve, lifted and released to confirm it still moves.
Temperature last. Health Canada’s guidance keeps a hot water tank above 60°C, because Legionella grows best between 35 and 46°C. (3) The same guidance notes that biofilm and loose deposits inside a system give bacteria somewhere to live. (3) Sediment is exactly that kind of deposit, which is the second reason the flush matters. A mixing valve keeps the water safe at the tap without lowering the tank temperature.
In older Smithville basements there is often no floor drain near the tank, so we work out where the water will go before starting the flush, not during it.
Flushing the Tank Yourself, and Where That Goes Wrong
Search for how to flush a water heater and Google will hand you a seven-step procedure assembled from American consumer sites and video. None of it is written for Ontario.
Two things go wrong with it here. The first is legal: the burner compartment and the gas control are fuels work, and Ontario reserves that for a TSSA-registered contractor. (1) The second is mechanical: a drain valve that has not been opened in years often will not close again afterwards, and now a job you were doing to save time has become a repair.
There is real work you can do yourself. Enbridge Gas suggests insulating the first two metres of pipe leaving the tank, keeping the wrap 15 cm clear of the exhaust vent, because insulation against a hot vent is a fire risk. (4)
While you are down there, Enbridge adds one more figure worth knowing: a tap with a slight drip sends about 800 litres, roughly two and a half bathtubs, down the drain in a month. (4)
What Affects Water Heater Maintenance Cost in Smithville
Five things change how long the visit takes:
- the gap since the last flush
- whether the tank is gas or electric
- the anode rod: whether it is due, and whether it has seized in its thread
- how much room there is around the tank
- whether the venting needs correcting before anything else happens
One local question sits behind all of them. Ontario puts the quality of a private well’s water on the owner of the well, and nothing treats it before it reaches your tank. (5) Out toward Caledonia and on the rural edges of West Lincoln that changes what the inside of a tank looks like, so we ask which supply you are on before booking.
Water Heater Maintenance Questions From Smithville Homeowners
How often should a water heater be serviced in Smithville?
Once a year. TSSA encourages a yearly inspection of fuel-burning appliances, and it puts the asking on the homeowner rather than on anyone else. (1)
Can I flush my water heater myself?
On an electric tank, with care. On a gas one, no: the burner compartment and gas control are fuels work that Ontario reserves for a TSSA-registered contractor. (1) On either, the drain valve is the part that most often refuses to close again.
What happens if I never flush the tank?
Mineral builds up where the heat enters, the burner runs longer for the same hot water, and the tank starts rumbling. There is a second cost too: Health Canada notes that loose deposits give bacteria somewhere to live. (3)
Is three years too late to flush a water heater?
No. It means a longer flush and more time booked for the visit, not a tank beyond saving.
Book a Water Heater Maintenance Visit in Smithville
Call the office and pick a month you will remember. It helps to know whether the tank is gas or electric, roughly when it was last serviced, and whether you are on town water or a well. Environmental Heating & Cooling has been family-owned since 2014 and is rated 5.0 on Google.
If the tank is too far gone for a service to save it, the water heaters page covers choosing between a tank, tankless and a heat pump unit.
