Being on the north shore of Lake Erie means wind off the water with very little to break it, and a shoulder season that swings hard in both directions. Two practical effects on equipment:

Outdoor unit siting matters more here. An air conditioner or heat pump placed on the exposed side of a house, in the path of the prevailing wind or where roof runoff and drifting snow collect, will not perform the way the brochure says. Getting the location right at installation costs nothing and is difficult to correct later.

Damp is constant. Lake-adjacent properties see more humidity than inland homes, and it shows up as musty basements, condensation and slow-drying air in spring and autumn. A dehumidifier and sensible ventilation deal with this properly; turning the heat up does not.

Cottages and Seasonal Properties

Dunnville has a lot of properties that started life as cottages and are now lived in year-round, or are used part of the year. Both cases raise questions a standard install does not answer.

Buildings that were never insulated for winter need a realistic heat loss assessment before anyone quotes equipment. Properties left empty in cold weather need a plan for freeze protection. And where there is no ductwork and no sensible way to add it, ductless mini splits are usually the right answer — they heat and cool, they zone naturally for a building used room by room, and they do not require tearing the place apart.
