West Lincoln is the township, Smithville is its main village, and that is where we are based. This is our home municipality — the one that named us its Most Sustainable Business in 2023. Most of the township is farmland, and that changes almost everything about how homes here are heated.
Off the Gas Grid
The single biggest difference between West Lincoln and the lakeshore towns is that a lot of the township is not on natural gas. Out on the concessions, homes run on propane, oil, electric baseboard, wood, or some combination added over the decades.
That matters, because the advice that suits a gas customer in Grimsby is often the wrong advice out here:
- If you heat with oil, the running-cost gap against a cold-climate heat pump is very wide, and the incentives for getting off oil have been the strongest in the market. This is the first conversation to have, before replacing an oil furnace with another one.
- If you heat with propane, the same logic applies with a smaller gap — still usually worth costing properly.
- If you are on electric baseboard, a heat pump will typically cut heating costs substantially while adding air conditioning you did not have.
We have converted 174 homes to greener systems and claimed over one million dollars in rebates on our customers’ behalf, paperwork included. That paperwork is where most people give up, and it is the part we handle.
Farmhouses, Outbuildings and Shops
Rural properties come with buildings the average town home does not have. Heating a workshop, a garage or a barn office is a regular request here, and it is a job where clearances, venting and combustion air matter more than most people expect — a heater in a building that also stores fuel, vehicles and materials has to be installed properly.
Running a new gas or propane line out to a detached building is also common. Buried exterior runs need the correct depth, protection and a tracer, so the next person who digs on the property can find them.
⚠️ Rural properties also accumulate gas work from several different hands across decades — a line to a shop here, a garage heater there, a barbecue teed off something. If nobody can tell you who did the work or when, a gas safety inspection is the cheapest hour you will spend on the house. We are TSSA-certified and also handle line repair and leak detection.
Well Water
Much of West Lincoln is on wells, and hard or iron-heavy water quietly wrecks equipment. Scale builds through the system and shortens the life of a water heater considerably.
If a water heater has failed sooner than it should have, replacing it without addressing the water just restarts the clock. Water treatment is the fix that stops it happening a third time. It is also worth sorting before installing a tankless unit, which is less tolerant of hard water than a tank.
Exposure and Sizing
West Lincoln sits inland and higher than the lakeshore, without Lake Ontario’s moderating effect, and much of the township is open ground with little to break the wind. Homes here run colder on winter nights than houses of the same size in Beamsville or Grimsby.
Wind exposure also affects where outdoor equipment should sit. A heat pump placed on the windward side of a farmhouse, or where roof runoff and drifting snow collect, will not perform the way its specification sheet suggests. Siting costs nothing to get right at installation and is awkward to fix afterwards.
