Caledonia sits on the Grand River in Haldimand County, about half an hour south-west of us. It is a river town with a long main street, a good stock of older homes near the water, and a growing ring of newer housing around the edges — plus a lot of genuinely rural property once you are past it.

Rural Properties Change the Conversation
Not every property around Caledonia is on natural gas. Once you are outside the serviced areas, homes run on propane, oil, electric baseboard, or some combination added over the years. That matters, because the cheapest option for a home on natural gas is often not the cheapest option out here.
Where a house is on oil or propane, the running-cost gap against a cold-climate heat pump is much wider than it is for a gas customer — and the rebates available for getting off oil in particular have been the most generous incentives in the market. If you are heating with oil or propane near Caledonia, that is the first conversation to have, before replacing what you already have with more of the same.

The older housing stock around the town centre brings the usual list for buildings of that age: heating systems replaced piecemeal, ductwork added to houses never designed for it, and rooms that have simply never been comfortable.
Common fixes here are ductwork correction rather than more capacity, ductless mini splits for additions and upper floors where there is no route for ducts, and proper maintenance on systems that have gone years without any.
River-adjacent properties also see more damp than most. Basement humidity, musty air in shoulder season, and condensation problems are common, and a dehumidifier paired with sensible ventilation does more than turning the heat up.
Gas Work Outside Town
Rural and semi-rural properties tend to accumulate gas and propane work from several different hands over decades — a line run to a shop, a garage heater added, a barbecue teed off something. If nobody can tell you who did it or when, book a gas safety inspection.
